One-Time Residential Service Description


  • Initial property inspection to determine and assess the general condition, and to obtain a more detailed description of your property so that we can provide you with a fair market rent analysis.
  • Advertise your property for rent.
  • Tenant Screening. (Includes income and employment verification, previous landlord references, credit history check)
  • Collect initial rent and security deposit moneys.
  • Provide rental agreement and all pertinent documents for tenant's signature.
  • Issue keys and conduct a move/in inspection to further document the condition of your property.
  • Provide Owner with a detailed statement of income and expenses.
  • The operating statement, all agreements, applications, inspection reports, receipts, and moneys will be forwarded to the Owner within fourteen (14) working days of receipt.
  • If your property is not in rentable condition, coordination of necessary cleaning and/or repairs is available at an additional cost. Please refer to our "Owner Maintenance Check List" for for additional information.


Full-Time Residential Service


  • Initial property inspection to assess and obtain the necessary information for management of your property and determine fair market rent.
  • Advertise and show your property to prospective tenants. Screen qualified applicants, (includes income & employment verification, landlord and credit history checks).
  • Collect monthly rents and maintain security deposit moneys in a trust account.
  • Provide regular on-site property inspections to ensure that your tenant is in compliance with their rental agreement and to monitor preventative maintenance needs. We will coordinate all necessary routine property maintenance.
  • Provide a detailed monthly operating statement (one month in arrears) that includes current month and year to date figures for all income and expense categories.
  • We can make loan payments, utility, tax or insurance payments if funds are available.
  • Our fee for full-time management depends upon your property's condition, location and its fair market rent. This fee is normally a percentage of the monthly gross rents and is quoted at the time of our inspection.
  • We assess a rent-up fee which is collected each time a qualified applicant moves into your property. This fee is normally $100.00.
  • If your property is not in rentable condition, coordination of necessary cleaning and/or repairs is available at an additional cost. Please refer to our "Owner Maintenance Check List" for additional information.
