Commercial Management

  • Initial property inspection to assess and obtain information needed in the management of your property.
  • Owner to contract separately with a qualified leasing agency.
  • We screen for income and business stability, without compromising the compatibility of existing tenants and present building use.
  • Monthly billing of rents, to include common area billing or any other pass-through expenses.
  • Collect monthly rents and maintain security deposits.
  • If funds are provided either through rents or from Owner, the following may be paid; utility bills, routine service contractor bills, taxes, insurance, and mortgage payments.
  • Oversee all service contracts for monthly maintenance of the building and common areas.
  • Monthly or quarterly operating statements will be prepared reflecting current month and year-to-date figures for income and expenses.
  • There may be a set-up fee to cover additional time spent during account transition. This will be billed at the rate of $50.00 per hour. If complete, accurate, and up to date information is supplied by the Owner up front, this fee will be kept to a minimum.
  • All current tenants will be notified in writing of the transition in management.
  • We will work with all existing tenants to resolve any disputes regarding compatibility issues or common area usage.
  • Management fees are based on a percentage of the monthly gross rents with a monthly minimum.
